CapitaLand Development previews J’den at prices from $2,100 psf

The 40-storey development is the tallest residential tower in JLD, located in a unique lake setting and connected to local amenities such as the Jurong East MRT station, Westgate and IMM Building. J’den is the first new private residential project launch in Jurong Gateway in 10 years and is set to commence sales bookings from November 11. Located in Singapore’s largest business district outside the central area, the 40-storey tower is the tallest residential tower in Jurong Lake District (JLD). Future residents will enjoy public transport connectivity to the Central Business District, Changi Airport, Jurong Innovation District, Tuas Port and more.
The development arm of CapitaLand Group, CapitaLand Development (CLD), has announced that J’den will have commercial space on the first two storeys and 368 apartments on the uppermost 38 floors. Units are primarily north-south facing with a view of either Jurong Lake Gardens or the city. They range from one- to four-bedroom types, with 15% or 44 carpark spaces at the basement level including electric vehicle charging stations.
J’Den will be connected to the Jurong East MRT Station and other neighbouring buildings via the covered elevated pedestrian network in JLD. By 2032, the area will be served by four MRT lines. Residents will also be able to take advantage of the nearby Jurong East Integrated Transport Hub, which includes an air-conditioned bus interchange, a public library, a community club, a sports centre and other commercial spaces.
The unique lake setting of J’den is reflected in its amenities, which include a sky terrace, alfresco pods, recreational facilities, an alfresco dining corner and allotment gardens. There will also be water recreational facilities available on the 24th level, such as a 50m lap pool, jacuzzi pool and even a 100m long lazy river.
J’den is set to obtain the Building and Construction Authority (BCA) Green Mark Platinum rating and three sustainability badges for Health and Wellbeing, Whole Life Carbon and Maintainability under the latest 2021 criteria. The development is expected to capture the attention of homebuyers looking for convenience and mixed-use features. Prices are set to start from $2,100 psf.
In recent years, the Jurong Gateway neighbourhood has seen significant development, with new commercial buildings completed and multinational and government agencies moving in. The last residential project launch in the area was the 738-unit J Gateway in 2013, which sold out in a single day and has seen prices increasing since the end of last year. With just 368 residential units available in J’den, it is expected that the absorption rate for the project will be high.
