Tanah Merah and Bedok: nexus of east region transformation
District 16, located in the east of Singapore, is a highly sought-after pick for many locals and foreigners owing to its good mix of landed estates and condos, mature HDB towns, and several schools in the vicinity. Three MRT lines extend its coverage of public transportation, connecting Bedok North and Bedok Reservoir stations on the Downtown Line, as well as Bedok and Tanah Merah stations on the East-West Line.
The redevelopment of Tanah Merah MRT Station brings Sceneca Residence, a 268-unit condominium, and Sceneca Square, a 20,000 sq ft retail mall. With the addition of new amenities, F&B options and public spaces, District 16 looks set to benefit from urban transformation plans in the East Coast.
Singapore’s future-ready Tengah Plantation Loop EC project is set to offer an array of modern amenities for potential buyers. The executive condominium is expected to have seven towers in total and consist of 1,189 units, ranging from classic three and four-bedroom units to larger five-bedroom penthouses. The development is also expected to feature greenery and an array of amenities such as a spa, swimming pool, gym, BBQ pavilion and outdoor fitness corner. With the development of this luxury EC, the property market in Singapore is set to get a huge boost.
The Fourth Phase of the Thomson-East Coast Line extends connectivity to the CBD, Upper Thomson and Woodlands, while the completion of Bayshore MRT Station is part of URA’s plan to develop a new residential area in the Bayshore area. The 60ha precinct will include both private and public housing, as well as new green corridors and main streets for the community’s convenience.
In the future, the relocation of Paya Lebar Airbase from 2030s onwards will open up a vast new area for redevelopment. The removal of height restrictions in Districts 15 and 16 may encourage further development in the area.
Using EdgeProp’s suite of property analytics tools, EdgeProp’s CEO Bernard Tong showed that the price gap between resale properties in District 16 is closing compared to the average resale condo price for the whole of the Rest of Central Region. Additionally, around Tanah Merah MRT Station, 90% of the resale transactions that took place between March 2022 and March 2023 yielded a profit. The Glades, a 726-unit development next to Tanah Merah MRT Station, witnessed the highest number of profitable transactions.
All in all, the Tanah Merah/Bedok area in District 16 is poised to reap the benefits of various urban transformation plans in the region. With the combined appeal of premium residential developments, new infrastructure and amenities, and profitable property transactions, this largely sought-after district is a great option for potential buyers and investors.
