Straits Trading offers investors fractional investment opportunities in GCB, prime condo unit

The Straits Trading Company Ltd’s wholly-owned subsidiary, Straits Developments Pte Ltd has recently rolled out two fractionalised property investment products under their fractionalised investment real estate platform, FIR-ST.

One of the two new products is a Good Class Bungalow (GCB) located at 8A Cable Road, which is part of the prestigious Chatsworth/Bishopsgate/Jervois/Cable Road GCB area within District 10.
The other asset is a unit located in the 999-year leasehold, 120-unit private condo building, Duchess Residences at 108 Duchess Avenue, in Bukit Timah.
The minimum investment amount for the GCB is $500,000 and $200,000 for the Duchess Residences condo respectively.
Accredited investors registered in the Straits Trading Shareholders’ Club can invest in these fractionalised investment products via preference shares. With preference shares, investors can benefit from potential capital appreciation of the underlying properties, any dividends due, which are paid out semi-annually over the investment period of five years.
At the end of the five year investment period, investors may receive a special payout subject to performance, that reflects a share of the potential appreciation in value of the underlying property.
The dividends and special payout are not guaranteed. The underlying properties remain owned by the existing owners, while investors enjoy a share of the economic returns during the investment period.
