Resale unit at Goodwood Grand sets new price high of $2,892 psf

Goodwood Grand on Balmoral Road in prime District 10 topped the list of new psf-price highs from June 16 to June 23 with the sale of a 1,227 sq ft, three-bedroom unit for $3.55 million ($2,892 psf). It marks the second time this year that a record psf price has been set for units at the freehold condo, which was completed five years ago in 2017.

The development comprises 65 condo units in seven 13-storey blocks and eight strata bungalows that are a mix of two to four-bedrooms, ranging from 775 sq ft to 3,111 sq ft. The most expensive condo unit sold by the developer was a 3,111 sq ft, four-bedroom unit on the 12th floor that was transacted for $6.5 million ($2,089 psf) in March 2014.

The immediate vicinity offers a mixture of upscale boutique condominiums and landed housing enclaves. One example is Volari on Balmoral Road, as well as Balmoral Crest, Balmoral Spring and Goodwood Gardens on Balmoral Crescent. The area also offers Good Class Bungalows at Nassim Road and White House Park.

Goodwood Grand commands the highest average price in the Balmoral area, at roughly $2,771 psf. The recently-completed Sloane Residences on Balmoral Road, however, fetches an average price of $2,859 psf.

Adria at Derbyshire Road in Novena was not far behind in terms of the psf-price achieved. A two-bedroom, 850 sq ft unit was sold for $1.85 million ($2,171 psf) on June 21. This beats the previous psf-price high set at Adria just four months prior when a 1,302 sq ft, three-bedder was transacted for $2.6 million ($2,002 psf) on Feb 16.

Adria is a 19-storey residential tower that was completed in 2015 and comprises a mix of one to four-bedroom units ranging from 538 sq ft to 1,496 sq ft. The development enjoys close proximity to major shopping hubs, Health City Novena, and various MRT stations.

Based on resale caveats, average prices at Adria have remained consistent in recent times, and it also benefits from its relatively strong rental proposition, with leases ranging from $3.70 psf per month (pm) to $6.90 psf pm. The focus on investment is also highlighted by the ownership data – comprised of 54% locals and 37% foreigners, with the rest held by permanent residents and companies.

Botanique at Bartley, a 99-year leasehold condo on Upper Paya Lebar Road in Serangoon in District 19 set a new psf-price record when a 743 sq ft, two-bedroom unit was sold for $1.5 million ($2,020 psf) on June 19. It is the first time a resale unit at the 797-unit development, completed in 2019, has changed hands for more than $2,000 psf.

The condo’s location is convenient to neighbourhood hubs and MRT stations, such as Bartley MRT Station on the Circle Line, one stop from Serangoon MRT Interchange Station on the North-East and Circle Lines. Resale prices at Botanique at Bartley have climbed from about $1,568 psf in July 2021 to $1,732 psf this month.

The sale of a 3-bedder at Goodwood Grand for $3.55 million ($2,892 psf), a two-bedroom unit at Adria for $1.85 million ($2,171 psf) and a two-bedroom unit at Botanique at Bartley for $1.5 million ($2,020 psf) were the latest record psf-price highs from June 16 to June 23. As the area offers an attractive dwelling experience as well as a strong investment potential, and with the continuous improvement in housing prices, the Balmoral district is certainly one to watch.
