The portfolio of 12 strata office units at Sunshine Plaza, a mixed-use development located at the junction of Bencoolen Street and Middle Road, within the Ophir-Rochor Corridor, are up for sale through an Expression of Interest (EOI) exercise. The guide price of the office units starts from $932,000 onwards, with the entire portfolio having an asking price of $18.4 million.

Sunshine Plaza comprises a 12-storey office tower, a retail podium and three residential blocks with 160 residential units. The development is within walking distance of five MRT stations: Bencoolen, Bras Basah, Rochor, Bugis, and Dhoby Gaut.

The portfolio of office units range in size from 484 to 1,346 sq ft, with a total combined strata area of 9,805 sq ft. Sophia Lim, director of investment sales and capital markets from Savills Singapore noted that the “flexibility to purchase units according to their requirements” is a plus. Investors can enjoy yields from 3.5% onwards for selected, tenanted units, while owner-occupiers have units available for immediate occupation.

Taking a look at previous sales transactions of commercial units at the development, it looks like the entire portfolio presents a great opportunity for buyers.
