Three-bedder at One Devonshire sets new high at $3,042 psf

Located in River Valley in prime District 9, the 152-unit freehold condo was completed in 2012 by Allgreen Properties (Kuok Group of Companies).

The condominium’s prices have seen a gradual and consistent increase in resale price over the past decade, rising to about $2,605 psf this month from $2,162 psf in August 2013.

The second highest psf-price high for the week of Aug 1 to 8 came from Sommerville Park, a sprawling 855,571 sq ft development located in District 10, which was completed in 1985. Here, a 1,948 sq ft unit was sold for $4.45 million ($2,284 psf) on Aug 4. Record prices at the freehold development have been consistently jumping so far this year, from $2,094 psf in the sale of a 1,862 sq ft unit on Feb 28; to $2,181 psf in the sale of a 1,948 sq ft unit on March 9; to $2,188 psf in the sale of a 1,302 sq ft unit on June 26.

It was also a record week at Orchard Towers, where a 947 sq ft unit on the 10th floor was sold for $2.08 million ($2,196 psf) on Aug 4. This marks the first time a resale apartment here has fetched more than $2,000 psf, while the development’s collective sale committee failed to obtain the requisite 80% approval to proceed with its tender in February.

The value of residential units at Orchard Towers, which was built in 1975, has increased from $741 psf in August 2003 to $1,733 psf this month.

On Aug 7, the sale of a 1,216 sq ft unit at One Devonshire marked a new psf-price high at the freehold condo and topped the list of condos that achieved a psf-price high for the week of Aug 1 to 8. The three-bedroom unit, situated on the 30th floor, changed hands for $3.7 million, setting an impressive record at the development.

The 152-unit condo is located in River Valley, close to Orchard Road, Great World City, Fort Canning Park, and the attractions along Boat Quay and Clarke Quay. Over the years, the average resale price at One Devonshire has steadily increased, with the price this month standing at around $2,605 psf.

The second highest psf-price high achieved during the week was at the freehold Sommerville Park, where a 1,948 sq ft unit was sold for $4.45 million ($2,284 psf). Since February this year, prices at the development have risen significantly and are on par with the other freehold residential developments in the vicinity. This month, the average price was at $2,079 psf.

As for Orchard Towers, a 947 sq ft unit on the 10th floor changed hands for $2.08 million, or $2,196 psf. This is the first time a resale unit there has gone for more than $2,000 psf, with development values steadily increasing since 2003 when it stood at $741 psf.
