Bukit Panjang records first million-dollar HDB flat at Jelebu Road

In September of 2023, a resale of an executive apartment located on the 28th to 38th floors of the Block 181 Jelebu Road building in Bukit Panjang made headlines as the first HDB flat in the area to exceed the milestone of $1 million. The combined floor area of the property amounts to 1,367 square feet and the total cost for the apartment was $1.02 million, or approximately $746 per square foot.

The building comes with a 99-year lease that began in that same year, which leaves 78 years and eight months remaining on the agreement. The building includes 4-room, 5-room and executive flats among other arrangements.

Aside from its advantageous position right across from the transport hub, Bukit Panjang Plaza and Hillion Mall, the sale of the apartment on Jelebu Road is indicative of a larger trend that is playing out across Bukit Merah and many other HDB towns.

At the end of September, a total of 36 HDB resale deals that exceeded one million dollars had occurred, which was the highest number in the past 12 months. Over the course of 2023, there have been 322 deals at this million-dollar mark compared to 367 such deals recorded in 2022.

Moreover, more HDB towns now have million-dollar deals with Bukit Panjang being the latest addition. The only HDB towns that have yet to record transactions at this level are Choa Chu Kang, Jurong West, Sembawang and Sengkang, according to SRI’s Mohan Sandrasegeran.

Primary schools located within a 1-2 km range of the property on Jelebu Road include West View Primary School, Zhenghua Primary School, Greenridge Primary School and Bukit Panjang Primary School.

Lee Sze Teck, senior director of data analytics at Huttons Asia, offered his explanation for the price of the sale by noting its location in direct proximity to the integrated transport hub, shopping centre, and mall.

HDB towns in Singapore have become increasingly attractive residences, with more areas seeing million-dollar deals in recent years. In August, the most million-dollar HDB resale deals occurred (55) and in September, Bukit Merah recorded the most in one month at five.

The executive apartment on Jelebu Road was the first in Bukit Panjang to reach this milestone; signaling a promising market potential for HDB properties in the area. According to Lee Sze Teck, its positioning close to the transport hub, Bukit Panjang Plaza and Hillion Mall may have played some part in the high sale price.
