On the same week, Tampines Avenue 10 condominium Parc Central Residences, a 21-storey development on Tampines Avenue 10, achieved a new high of $1,646 psf. This came following the sale of a 861 sq ft unit for $1.41 million on Nov 4. The seller had purchased the apartment for $1.14 million ($1,320 psf) in December 2022.

At District 9’s freehold development, Tribeca, a new psf-price high of $2,594 psf was achieved with the resale transaction of a 517 sq ft unit for $1.34 million on Nov 2. This beats the previous record of $2,574 psf set on Oct 31 when a unit of the same size changed hands for $1.33 million. The seller of the unit that changed hands on Nov 2 had purchased the apartment in June 2010 for $982,300 ($1,901 psf), making a gross profit of about $358,000 on the transaction.

Another District 9 development also saw a new psf-price high for the week – Yong An Park. A four-bedder on the 20th floor measuring 3,434 sq ft changed hands for $8.3 million, or $2,417 psf, on Nov 3. This beats the previous record of $2,376 psf set by the sale of a 1,023 sq ft unit for $2.43 million in January 2020.

At AMO Residence, the new high of $2,443 psf was set with the sale of a 2,293 sq ft penthouse on Nov 3 for $5.6 million. This beats the development’s previous high of $2,406 psf registered by another penthouse unit spanning 2,497 sq ft that was sold for around $6 million in July 2022.
