In August, a 1,708 sq ft terraced house changed hands for $4.25 million, or $2,488 psf.
The land is zoned for a two-storey semi-detached house under the Urban Redevelopment Authority (URA) 2019 Masterplan. According to EdgeProp Singapore’s tabulation of residential resale data in the past 12 months, the properties at Thomson Park typically resell for an average price of $2,219 psf. As for rental yields, these can range from $1.80psf to $4.20psf per month, implying an estimated rental yield of 1.4%.
