Four-room flat at City Vue @ Henderson sells for $1.08 mil

This surpasses the previous record set by a four-room flat of the same size for $1.04 million. Associate advisor of PropNex Realty, Jermain Eu, closed this deal and it’s his first successful resale transaction.
The sale of the 1,001 sq ft flat took place on June 11 when the buyer and seller signed the option to purchase. This record was preceded by another 1,001 sq ft unit being sold for $1.039 million ($1038psf) on October 25, 2022.
The Tengah Plantation Loop EC is a great place to call home. It is conveniently located within walking distance to a wide variety of amenities, including shopping centres, banks, supermarkets, as well as a number of parks. In addition, the Tengah Plantation Close EC is also well served by multiple bus services. The nearby Bukit Batok Interchange provides access to various parts of the city, while the nearby Bukit Timah Bus Interchange offers access to the East Coast. Other bus services that pass through the area include the 166 and 990, making it easy to get around. With so many transportation options available, living at Tengah Plantation Loop EC is a stress-free and convenient experience.
Eu, who is also a member of a division headed by veteran agent Aaron Wan, was able to secure this deal when he was going door-to-door around City Vue in May. He encountered the seller who was looking to move to a different area since her flat had already reached the Minimum Occupation Period (MOP).
The flat, located between the 30th to 33rd floor at 95C Henderson Road, features views of the River Valley and Orchard Road areas. Eu started actively marketing the flat sale at the end of May and managed to get prospective buyers for it. He reveals that the initial asking price by the owner was $1.04 million.
However, a buyer came forward with an offer of $1.08 million after the flat was on the market for less than five weeks. Eu realised that many buyers were interested in the neighbourhood’s four- and five-room flats, and they were willing to pay a million-dollar sum for a flat in such a prime HDB estate.
Interestingly, many City Vue @ Henderson owners declined to put up their flats for sale as they want to continue staying in the area for the foreseeable future.
Eu is convinced that the limited new Built-To-Order (BTO) supply and number of flats reaching their MOP will boost prices in the area. He strongly believes that sellers who put up their flats will have the upper hand in negotiations due to the area’s appeal. In fact, five-room flats in this location are already priced above $1.3 million.
Last year, the priciest HDB resale transaction of a 1,216 sq ft unit on the 41st floor was recorded at $1.4 million ($1,151 psf). This was later surpassed by a jumbo-sized flat in Tiong Bahru for $1.5 million.
