HDB to redevelop Tanglin Halt and build integrated development

Tanglin Halt estate, an iconic public housing estate located in Queenstown, Singapore is set to be redeveloped into a spectacular integrated development. Announced by Senior Minister of State, Ministry of National Development and Ministry of Communications and Information Tan Kiat How in his speech at the HDB Professional Engagement and Knowledge-sharing Forum, the new integrated development will not only include up to 5,500 new residential flats, but also a brand new hawker centre, market and polyclinic.

The two-phase project, located at the former Tanglin Halt Neighbourhood Centre site, is set to become a landmark in the area according to Lee Sze Teck, Huttons Asia’s Senior Director of Data Analytics. He added that elements of the old food centre and market will be incorporated into the new development which will consist of prime location housing and build-to-order flats of up to 40 storeys. Prices for a four-room flat are expected to start from $550,000 and reach as high as $720,000.

The first phase of the project, the Tanglin Halt Cascadia, which consists of 973 units, was launched for sale this month and has seen an application rate of 1.23 times, a moderate rate considering its city fringe location. According to Wong Siew Ying, head of research and content at PropNex, the new flats at the Tanglin Halt integrated development are likely to garner a warmer response due to its host of facilities, although prices may be slightly higher due to factors such as its location.

The transformation of Tanglin Halt estate will bring newfound vibrancy to the area, as well as potentially influence prices in neighbouring developments. In particular, Commonwealth View, an estate much sought-after for its prime location and scenic views, may see a rise in million-dollar flats, in anticipation of the future development.
