Unit at Skyline 360 @ St Thomas Walk sold at a high of $2,674 psf

The week of March 3 to 10 saw Skyline 360 @ St Thomas Walk set a record psf-price high of $2,674 for the sale of a 2,131 sq ft, four-bedroom unit on the 21st floor for $5.7 million. Commonwealth Towers also set a psf-price high for a two-bedroom unit. The 689 sq ft unit on the 43rd floor was sold for $1.57 million ($2,279 psf). Meanwhile, The Shelford had a record psf-price high with the sale of a 1,399 sq ft unit for $3.18 million ($2,273 psf).

Skyline 360 @ St Thomas Walk set a record psf-price high this week of March 3 to 10 with the sale of a 2,131 sq ft, four-bedroom unit. The 21st floor unit fetched $5.7 million, or $2,674 psf. This prime District 9 condo, located near River Valley Road, was completed in 2012. It has 61 units and features large three- and four-bedroom units ranging from 1,733 to 2,131 sq ft, as well as six 5-bedroom units of 3,929 to 4,015 sq ft. Each occupies an entire floor from the 30th to 35th levels, with a 6,523 sq ft duplex penthouse at the top.

Shopping centres nearby include Great World City, 111 Somerset, and Ngee Ann City. Skyline 360 @ St Thomas Walk is conveniently served by major roads such as River Valley Road, Leonie Hill Road, Grange Road and Orchard Road. Nearby MRT stations include Great World on the Thomson-East Coast Line and Somerset on the North-South Line.

The condo commands relatively high prices compared to neighbouring projects, with an average psf of $2,635, as per URA caveats tabulated by EdgeProp Singapore. Other freehold condos in the area that are close to, or exceed this price level, include One Devonshire ($2,687 psf), Espada ($2,438 psf) and Suites at Central ($2,553 psf).

The second highest record psf-price during the week was for the sale of a 689 sq ft, two-bedroom unit at Commonwealth Towers. The 43rd floor unit was sold for $1.57 million ($2,279 psf) on March 8. This 99-year leasehold development comprises 845 units, with 1- to 4-bedroom units ranging from 441 to 1,302 sq ft. It is located beside Queenstown MRT Station on the East-West Line and is close to several community facilities, schools, as well as public and private residential developments.

The Shelford, a freehold condo on Shelford Road, also set a record psf-price high. On March 3, a 1,399 sq ft unit sold for $3.18 million ($2,273 psf). This marginal increase due to the previous high in September 2021, which saw the sale of a 1,033 sq ft unit for $2.29 million ($2,216 psf). The 215-unit condo in prime District 11 was completed in 2005, and is located along Dunearn Road, close to Hwa Chong Institution and several nearby schools. Prices have increased significantly over the years, rising from an average of $1,541 psf in 2013, to $2,045 psf this month.

These three records over the week indicate the prime location and high demand for such properties. The larger units and unique locations are likely to continue to attract buyers, driving up prices for the future.
