Katong clinics shophouse on East Coast Road for sale at $9.8 mil

East Coast Road is known for its heritage shophouses and traditional businesses that have stood the test of time in recent years. Glory Catering at 139 East Coast Road, famous for its Nonya food, closed its restaurant at the end of August 2019, after nearly 60 years, while Ampang Niang Tou Fu (Yong Tau Fu) at 225 East Coast Road shuttered at the end of May 2022, after over three decades. However, some businesses have seen a resurgence, such as Chin Mee Chin, a coffeeshop and bakery established in 1925, which was re-opened in 2021 by Lim Kian Chun, group CEO of Ebb & Flow Group.

207 East Coast Road, opposite the Holy Family Church and Chin Mee Chin cafe, is a double-storey shophouse built in 1929 and sits on a freehold site of 1,500 sq ft, with a total built-up area of 2,700 sq ft. For more than 35 years, the shophouse has been the home of Dr Loh Hung Soo and Dr Loh Pek Har’s medical practices but, with their retirement, the shophouse is now up for sale and a new owner can look forward to a commercial zoning without the need to pay additional buyer’s stamp duty.

The asking price for the shophouse is $9.8 million ($3,630 psf) and it enjoys great frontage and high footfall given the direct bus stop in front of it. The first level of the shophouse is ideal as a clinic, a vet clinic, a pet shop or a gym, while the upper floor can be converted into a boutique co-living concept, pending URA approval for residential use. Furthermore, the owners have done a significant amount of soundproofing and the shophouse is ready to be used. Joint marketing agents Simon Monteiro, associate vice president of List Sotheby’s International Realty, and Alvan Ng, associate sales manager of SRI, are overseeing the sale of the shophouse at 207 East Coast Road.

Further down East Coast Road, off Still Road, is an intermediate shophouse at 288 East Coast Road with a freehold site of 1,353 sq ft and a built-up area of 2,500 sq ft. It is zoned residential with commercial on the first level, and a $5.6 million ($2,240 psf) asking price. It is also marketed by Monteiro and Ng. The second level of the shophouse has received provisional permission for a change of use into serviced apartments and the ground floor is approved for retail or takeaway food, with the potential for a change of use for a commercial school or gym. The new owner also has the potential to build an additional five storey extension at the rear of the shophouse.

East Coast Road is known for its heritage shophouses, traditional businesses and the potential for savvy buyers looking to experience the rich history of this area.
