On August 14th, 57 freehold industrial units at Citilink Warehouse Complex in Pasir Panjang will be sold by private treaty. Cushman & Wakefield, the marketing firm for this property, have announced the prices for the individual units, with the smallest being 947 square feet and the largest just over 20,000 square feet.
Shaun Poh, executive director of capital markets at Cushman & Wakefield, remarked that there has already been a lot of demand for the units, with many investors and end-users interested in purchasing one or multiple units before the sale was announced. Prices range from less than a million dollars for the smallest, to twenty million for the full floor. An early-bird discount is also available.
Citilink Warehouse Complex is much more than just a warehouse – it features eight stories with a twin-building structure, and is zoned for Business 1 under the master plan. Most of the strata units are on the mid- to high floors, and one entire block has the top four floors. To maximize potential, buyers have the versatility to purchase individual or multiple units, as well as full floors. The building has many thoughtful features including traffic and goods management, ample carparking, high floor-to-ceiling clearance, and floor loading considerations.
The area surrounding the Citilink Warehouse Complex is also an advantage, with the Pasir Panjang Terminal directly opposite and Pasir Panjang MRT Station on the Circle Line is just 500 metres away. Poh further commented that freehold strata industrial units are highly sought after, and the advantages that the Pasir Panjang area provides only add to this. Recently, Cushman & Wakefield brokered the sale of five ground-floor units for a total of $9.83 million to a single purchaser.
