The East Region of Singapore is always a popular choice amongst property buyers. In the first 10 months of this year, this region accounted for 1,607 resale transactions of condo units, equating to 19.1% of all transactions. Last year, these resale transactions totaled 2,513, making up 20.7%.

When it comes to units larger than 3,000 sq ft, transactions are even rarer, making up a mere 1.3% of resale transactions during that timeframe. Despite this, there are some spacious and affordable homes below the $1,100 psf price tag.

One such property is a 99-year leasehold strata-landed unit located along Bedok Reservoir road in District 16. This 553-condo unit complex obtained its temporary occupation permit in 2015 and is asking a price of just $3.58 million ($813 psf). At 4,402 sq ft in size, it has five bedrooms, making it a great option for large families.

Asking prices are much lower here than in District 15. The 4,402 sq ft four-bedroom Edelweiss Park Condor unit is priced at $3.05 million ($954 psf), while there are two five-bedroom units in Palm Isles which are 3,014 sq ft and 3,757 sq ft in size, and are priced at $2.8 million ($929 psf) and $3.14 million ($836 psf) respectively.

Since 2012, the average resale price for condos in District 15 has consistently exceeded that of its counterparts in Districts 16 and 17. This could be attributed to the stronger price growth of 47% achieved for condos in District 15, compared to price growths of 44% and 39% for Districts 16 and 17 respectively. Currently, the current resale prices for condos in District 15 are $1,687 psf, while Districts 16 and 17 are at $1,402 psf and $1,157 psf respectively.
