in prime District 10, and other properties at EdgeProp.sgPerfect Ten, a freehold condominium in the heart of Singapore’s District 10, achieved a new price-per-square-foot high of $3,670 with the sale of a 753 sq ft, two-bedroom penthouse by its developer for $2.765 million on Aug 18. Located on Bukit Timah Road, the luxury project is a development by CK Asset Holdings, the flagship real estate company of billionaire Li Ka-Shing headquartered in Hong Kong. It consists of two 24-storey towers comprising 230 units.
Perfect Ten, located on Bukit Timah Road in Singapore’s District 10, have topped the list of condos that have seen a new high in terms of price-per-square-foot (psf) between Aug 15th and 22nd. This was achieved with the sale of a two-bedroom penthouse unit measuring 753 sq ft that was sold by the developer for an impressive $2.765 million, or a whooping $3,670 psf on Aug 18th.
This beats the previous price record set in September 2022 when a 1,227 sq ft unit was sold by the developer for $4.4 million at a psf rate of $3,585. Developed by CK Asset Holdings, the project still remains under construction with completion estimated to be around 2025. The units include two-bedders from 753 to 797 sq ft and three-bedders from 1,227 to 1,281 sq ft.
Melrose Park, a 999-year leasehold property by CapitaLand located on Kellock Road off River Valley Road, also saw a new psf-price high in the same period. Specifically, a three-bedroom unit measuring 1,292 sq ft was sold for $3.3 million, or $2,555 psf on Aug 18th. This marks the first time a unit at Melrose Park crossed the $2,500 threshold in terms of psf-price, surpassing the prior record of $2,361 psf set in November 2021 when a 1,292 sq ft unit fetched $3.05 million.
The Montana, a freehold condominium on Jalan Mutiara in District 10, also achieved a new highest psf-price with the sale of a 1,141 sq ft three-bedroom unit for $2.725 million, or $2,388 psf, on Aug 17th. This transaction broke the previous record of $2,251 psf set in September 2013 when a 549 sq ft unit was sold for $1.24 million.
No new lows for psf-price were recorded during this period, making Perfect Ten, Melrose Park, and The Montana the three condominiums that have pushed the boundaries of maximum psf-prices in Singapore prime District 10.
