Three-bedder at Country Grandeur sold at $1.8 mil profit

At Country Grandeur in Sin Ming Avenue of District 20, a 1,442 sq ft unit on the third floor was sold on Sept 6 for $2.72 million ($1,886 psf). The seller had bought it from the developer in 1995 for $920,000 ($638 psf). This means they made a gain of $1.8 million, or a capital gain of 196% over a holding period of 28 years. This is the most profitable resale transaction to date at Country Grandeur.

The second most profitable condo resale transaction during the week of Sept 5 to 12, was a three-bedroom apartment at The Regency at Tiong Bahru. The 1,281 sq ft unit on the 22nd floor sold for $3.088 million ($2,411 psf) on Sept 7. The seller had purchased the unit in 2009 for $1.4 million ($1,093 psf), enabling them to make a gain of $1.688 million, or 121%, over a hold period of 14 years.

On the other hand, there was only one unprofitable resale transaction recorded during the same period. At Urban Vista, a one-bedder measuring 549 sq ft was sold for $810,000 ($1,476 psf) on Sept 7. This was a loss for the seller, having bought it for $819,600 ($1,493 psf) in 2013. Hence, they made a loss of around $9,500 after holding the unit for 10½ years.

Country Grandeur, a freehold development, has had two record-breaking transactions since 2020.
