Raffles Town Club site slated for future residential use after lease expiry in 2026

The Singapore Land Authority (SLA) and Urban Redevelopment Authority (URA) announced on Nov. 20 that a plot of land in Bukit Timah, located at 1 Plymouth Avenue in District 11, currently occupied by Raffles Town Club (RTC) will not be renewed after its lease expires on Oct. 17, 2026. The 132,639 sq. ft. area will be developed for future residential use in order to support housing needs and enhance the residential character of the precinct.
RTC will continue to operate until the lease terminates, at which point the land must be returned to the government. The site is within walking distance of Stevens MRT Interchange and just a five-minute drive from Singapore Botanic Gardens. It is also near schools such as Singapore Chinese Girls’ School, Nanyang Primary School and St Joseph’s Institution.
Lee Sze Teck, senior director for data analytics at Huttons Asia, believes that with the surrounding low-rise developments, the plot could have a plot ratio of 1.4, thus allowing for a luxury project with about 160 to 190 units with an average unit size of 915 to 1,076 sq. ft. If it were to be put up for tender today, he estimates that the tender could draw a bid of over $1,500 psf per plot ratio.
Eugene Lim, key executive officer at ERA Singapore, adds that there is a possibility of the site being granted a higher plot ratio, such as 1.6 or 2.1, to allow for taller construction that could serve as a marker or landmark for the intersection.
Recent condo resale transactions within 500m of Raffles Town Club (Source: EdgeProp LandLens) show units ranging in size from apartments to terrace houses spread around the area. It is expected that the new residential development will bring a wealth of opportunities to the residential enclave, increasing property values and providing a dynamic live-work-play environment.
